Manage with Willow

An asset deserves management, not administration.

That means anticipating what a property needs, not simply recording what has already happened.

Good management is invisible.Until the moment it isn't.

Property management is small things done consistently. These are the standards every property under our care is held to.

Responsibility

Clear responsibility, from day one.

Your property is managed with full continuity, and accountability doesn't change from one call to the next.

Documentation

Entry and exit reports are documented in full, not summarised.

360-degree photos with detailed condition notes, so there's nothing to dispute at handover or exit.

Response

Response is same-day, not next-week.

Contact is handled the day it comes in.

Action

Arrears are actioned from day one, not after a grace period.

A missed payment is followed up immediately, not on a weekly run.

Preparation

Tenant expectations are set before they move in, not corrected after.

Clear briefing at the start prevents most of the issues landlords worry about.

A Willow Guide 04 / 05
“Are tenant expectations set properly from day one?”

One of five questions from What to Check Before You Sign With Any Managing Agent, a short, honest guide to the questions worth asking first.

The things landlords actually ask.

Fees depend on the property and what's involved in managing it. Rather than a flat rate, we put together a proposal specific to your property.

Yes. Your lease agreement is between you and your tenant, not with your managing agent. Switching agents doesn't affect the tenancy. We take over the existing lease, transfer the tenant file and bond, and manage it through to renewal and beyond.

We handle the transition directly with your outgoing agent, including transferring the lease, bond details, and property file. You won't need to manage the handover yourself.

We'll set up the property from scratch, including a full condition assessment, tenant file review, and transfer of the bond to our management. Most of the work happens on our end.

Every applicant is assessed on rental history, income verification, and references before being presented to you for final approval. You always make the final call.

Routine inspections are carried out every 13 to 15 weeks, with a full report and photos provided after each one.

Arrears are followed up from the first missed payment, not after a grace period. You're kept informed at every stage.

Yes. Notice periods are outlined in your management agreement at the outset, so you know exactly where you stand from day one.

Is your property being managed as well as it could be?

Management costs depend on the property, the portfolio, and what you actually need. Rather than a standard rate, we'll put together a proposal built around your property.
